Operations  /  Warehouse & Storage

The building is full.
Is the money?

For self-storage, B2B warehousing and fulfilment operators. Each sells a different unit, so each leaks differently. We follow one unit from space to contract to event to invoice to bank.

  1. Unit 14

Occupied for months. No bill on the books.

Nobody hid it. Nobody was asked.

Warehouse & Storage

Every occupied position has an answer.

Unit 14Occupied for months. No bill on the books.
  1. The number

    Occupancy is up. Cash isn’t.

  2. Where it really starts
    • SalesA low-priced, complicated customer fills the floor, and the costs only show up on the shop floor later.
    • WarehouseFast work with thin records means the work can’t be billed or defended.
    • FinanceBilling rises, disputes rise, and the same contact gets chased again.
    • CapacitySpace and hours look fine by the month and jam by the half hour, at the door and the cut-off.
  3. What it does next

Each team hits its number and the company loses money. Three kinds of cash get added together and look like profit.

  4. What you can actually choose
    • Change the contract, not just the invoice
    • Price what’s complex, or step away from it
    • Move the slot, before adding space
    • Don’t expand; fill and fix first
  5. What comes back

Each position is billed, covered by a known agreement, or on a list with a name. Then cash is checked against the bills.

  6. Stays yours

Renegotiate or keep the terms. Which customers the space is really for. Every claim on goods stays with the right parties.

Other numbers, other first places to look
Occupancy up, cash down
Same lettable area: area-days, net price, credits, receivables, bank. Did the denominator change?
More invoices, slower money
From one overdue bill back through who approves and who pays.
Picking faster, shipping later
Release to real hand-over. Packing, restocking or the carrier’s window may be the true limit.
Your own building makes the numbers lovely
Normal rent, owner labour, capex. Would it survive anywhere else?
Your building, your unit

Full isn’t paid. Follow one unit to the bank.

Self-storage, B2B warehousing and fulfilment look alike from the road. They sell different units, so they leak in different places. Pick yours.

Space to cash · Warehouse & Storage

Three kinds of cash, and only one recurs.

Closing the gap brings €514 a month for good, €423 once because it’s simply earlier, and €1,596 once from old receivables. Don’t add them, and don’t annualise the second or third.

    Where the chain breaks
Contract version → real event → invoice or credit → accepted → banked.
    Three pools, kept apart
    Permanent €514 a month · Earlier €423 once · Old money €1,596 once, €4,320 still open
    Strongest other explanation
The work may be genuinely bundled or free by agreement. Then the gap isn’t yours to bill; change the next contract instead.
    First test
One billing period, at most three customers, a hundred events and two kinds of gap: contract, event, invoice, acceptance, cash.
    Stop or reverse if
A charge has no contract basis, or the dispute count rises with invoices. Don’t bill internal moves after the fact.
    What isn’t ours to decide
Goods custody, fire, racking, access control and any claim on a customer’s goods stay with the operator, the customer, insurers and qualified specialists.

    The next conversation

A free half-hour online conversation starts with this count. Handover and fees come after fit and scope.

That’s yours whether or not you ever talk to us.

    What this line covers

Self-storage, B2B custody and fulfilment are different operating models with different units, records and occupancy rules. Standard discussion concerns existing ambient, non-hazardous operations.

    Scope, before commitment

No goods custody or logistics by WEDO. Cold chain, food, pharma, bonded or hazardous goods need their own specialists. Working-capital release is once, not a recurring profit.

We start with your situation to define the work WEDO takes on and the next step.

For the work we agree on, WEDO is the one party answerable to you. Any local field work goes to a provider agreed with you first. The decisions that change your business stay with you.
